Heating: eco18 will include a 60-ton capacity geothermal loop field that will be the primary
heating and cooling "central plant" for the water source heat-pumps in the residential condominiums
and first floor commercial spaces.
The 60-ton capacity loop field, composed of piping drilled 450 ft deep into bedrock,
is projected to cover 100% of the demand load 78% of the time throughout both heating and cooling seasons.
A conventional boiler and cooling tower will supplement the geothermal system at peak heating and cooling periods
in the winter and summer.

Energy Source: eco18 utilizes the Sun's energy to produce hot water.
The Building includes a solar thermal hot water system consisting of 75 compound parabolic solar collectors
mounted on the high roof of the building.
The system will produce nearly 310 million BTU's per year, over 40% of the building's domestic hot water.
Water Source: eco18's stormwater management design will
result in 25% less stormwater run-off (i.e., discharge into the city sewer
system) than a conventional system would. A permeable paver system is located
throughout the entire entry courtyard, allowing rainwater to soak into the
stone-filled infiltration basin below. All stormwater (including rainwater
collected at the high roof, excess green roof rainwater, and rainwater
collected at the permeable paver system) is piped into a stone filled
infiltration basin beneath the entrance courtyard, where it is filtered through
the stone and then allowed to soak into the surrounding soil; only excess
stormwater is released into the sewer system.
Windows: All windows and patio doors will have double pane insulating low-E glass.
Insulation: eco18's exterior walls, windows and roof (the building's "envelope") are designed with features
which enhance the energy performance. Unlike all-glass buildings, eco18's architectural style minimizes wasteful
heat loss in winter and heat gain in summer, without sacrificing views and daylight.
The building's exterior wall will be an insulated precast concrete panel with additional interior insulation
and drywall at the interior to achieve a high R-value.
All windows and patio doors will have double pane insulating low-E glass.
The roof will be insulated with four inches of polyisocyanurate insulation.
