Palazzi al Mare is pursuing Platinum Certification under the LEED for Homes rating system, the highest rating offered by the USGBC. The following are sustainability strategies that are major contributors in the design and construction of Palazzi al Mare:
  • Lighting design utilizes LED (light emitting diode) technology for all interior and exterior lights, providing the following efficiencies
  • The annual energy savings of LED lighting compared to incandescents is projected to be between 12% to 15%, providing a lighting energy savings of 85% to 88%
  • LED bulbs provide approximately 50,000 hours of operation, which compares to an average 1200 hours for incandescent and 10,000 hours for fluorescents. Theoretically, an LED lamp, left on for 6 hours per day, would have a life span of approximately 22 years. Opposed to a life space of 6.5 months for an incandescent lamp, and 4.5 years for fluorescents.
  • Water use will be significantly reduced by the use of high and very high efficiency fixtures.
  • High and very high efficiency fixtures are projected to conserve approximately 40% less water than conventional code compliant fixtures, and an equal amount of cost saving. Additional savings include approximately 47% in associated energy costs.
  • A cistern for harvesting rainwater will be utilized, providing a reduction in annual irrigation water use of approximately 103,044 gallons.
  • The use of drought tolerant plant materials and best management practice as defined by the Florida Water Star program and Florida Friendly Yards.
  • The building will qualify as an ENERGY STAR home, with a HERS (Home Energy Rating Systems) index score of 40 or below. The HERS index score is the projected energy savings from a code compliant baseline. For example, this rating projects that Palazzi al Mare will consume 40% electricity than an identical building constructed in compliance with current building codes.
  • Solar energy generation will provide a minimum of 60% of the energy demand of the home.
  • Solar hot water generation will supply most of the buildings hot water needs, providing an approximate 16% to 20% in annual energy costs.
  • Other high performance characteristics of the buildings include:
  • Tight building envelope which reduces outside air infiltration, thereby restricting moisture and heat infiltration. Beyond the savings in utility costs, it also assists in the improvement of indoor air quality.
  • High performance windows and doors, reducing the solar heat gain by approximately 80% or more on average.
  • Selection of materials that reduce the building site's heat island effect. The term heat island describes areas that are hotter than nearby rural areas due to the reflective and impermeable surfaces, such as roofs, sidewalks and paving. On hot summer days these surfaces can be 50-90 degrees hotter than the air, which increases the cooling demand of adjacent buildings, creates more air pollutants, and compromises health and comfort. Low reflective roofing and permeable site materials will be utilized, along with landscaping shading of paved surfaces.
  • The use of Environmentally Preferable Products, which provide the following benefits
  • Enhance indoor air quality and occupant health with low-and-no VOC paints, adhesives and coatings, and the reduction of products that utilize formaldehyde.
  • Reduced environmental and social impacts through the incorporation of recycled / reclaimed materials.
  • Acquire materials that are harvested and manufactured regionally, reducing the costs and impacts related to transport.
  • Materials that are durable and low maintenance.
