What makes it Green:
High Energy Efficient HVAC System – As you know, the biggest consumer of energy in most homes is the Heating, Ventilation, and Air Conditioning system (HVAC). Replacing the older systems with a 1.5 – 2.5 ton new high energy efficient 14 SEER Heat Pump was a huge and bold move for the Riverside Grove, given its price point, but a lot of that efficiency would have been lost had we not replaced the existing leaky ducting system, which most condo conversion projects don’t do. You can rest assured that we did, and as a result, you have the same, if not higher efficiencies then most new homes in Austin.   Energy Efficient Windows – Although double-pane windows are now a standard, not all double-pane windows are created equal and this was another area where the developers of the Riverside Grove took no shortcuts. To significantly reduce the transfer of our well known Texas heat into these condos via the window frames, we chose an Energy Star® compliant, high quality vinyl frame window. And to reflect the summer sun, while allowing the welcomed winter sun in the townhomes, these vinyl windows are glazed with a premium Low-E (low emissivity) glass.   Upgraded Weatherization Package – Weatherization is the practice of making a building more energy efficient by sealing its exterior against wind and precipitation and protecting its interior from heat and cold. As part of our energy efficiency program, we have completely replaced and upgraded the insulation package, and caulked and sealed these townhomes. Warm air leaking into these townhomes during the summer and out of the townhomes during the winter can waste a lot of your energy dollars. By caulking and sealing all seams, cracks, and openings to the outside, thereby reducing the air leaks, each homeowner will enjoy lower annual heating and cooling bills.   Reflective Radiant Barrier – Riverside Grove townhomes also have a radiant barrier under the roof decking, which substantially reduces the temperature in the attics and the heat that gets into the townhomes in the summer and reflects the heat back into the townhomes in the winter, thereby reducing the amount of cooling or heating required.   Compact Florescent Bulb – The Riverside Grove townhomes will incorporate compact florescent bulbs where possible. Compact fluorescent light bulb (CFL) will save about $30 over its lifetime and pay for itself in about 6 months. It uses 75 percent less energy and lasts about 10 times longer than an incandescent bulb. Compact Florescent bulbs will be incorporated where possible, at The Riverside Grove.   Light pollution and Energy Efficiency – Light pollution is becoming more of a major factor with many municipalities throughout America, and Austin has taken the problem head-on by implementing requirements for ‘Dark Sky’ and ‘Energy Efficient’ lighting. The reflectors found in the Dark Sky streetlights decrease upward light pollution while increasing the amount of light directed downward to ground level. This reduces the energy required to produce the necessary area lighting and saves up to 42% of the energy costs.   Energy Star Appliances – The appliances included with the townhomes at The Riverside Grove will be Energy Star® compliant and offer energy savings of up to 50%. Appliances account for nearly 20 percent of the average household’s energy use. Energy Star qualified appliances typically offer enhanced performance and durability, improved design and advanced technologies.   Pervious Sidewalks will replace the old impervious concrete sidewalks. This allows the Riverside Grove to retain more of its own rain water instead of shedding it down the road, creating higher maintenance for the City of Austin. By retaining more of our own rain water, we also significantly reduce the amount of water needed to irrigate the property and keep it green. Our sidewalks and jogging trail will be comprised of crushed granite, lined with local limestone bricks.   Water Efficient Toilets will be used for this project to further reduce the water requirements of each condo. This not only translates into a lower water bills for each homeowner, but significantly helps our environment too by joining the ever growing group of eco-flushers.   Dark Sky Lighting is a movement across American in order to reduce light pollution, while saving our country mega millions of watts of power that we don’t have to generate for wasted lighting. The City of Austin has been on the forefront of this movement and the Riverside Grove will be joining the list of communities that uses special lighting fixtures that reflect their light downwards and outwards, while using less energy to light up their streets at night. This too translates into a lower HOA fee.
